Small landlords are being financially ruined by the rent control laws which do not extend any relief for offering rental rates which are below current market rates. Due to the slowing economy rental rates are naturally coming down due to competition. With the proposed new legislation rents will not keep up with the dramatic increases in expenses required to maintain a rental property. Investors will sell or take their properties off the market. The solution is to create more housing through easier approval processes and subsidies for those who offer low cost housing. The proposed legislation creates an environment where small rental property owners are penalized for offering rental housing. As a retiree the majority of my retirement income comes from my few rental properties that I own and manage. I urge the legislators to find other equitable means of providing affordable housing instead of placing the burden on thr backs solely on the rental property owner who are mostly small business operators . Thank you for your consideration.
